I have several friends who is doing that. But the difference is that they all have US passport/or green card. Look like you only have J-1. if there is a problem, you may not get a visa to come into US. Let me answer your questions.

1)not a good idea. there will be problems. For example, if the tenants not pay the rent, what are you going to do? You need find a lawyer or handle by yourself. If you try find a lawyer, the money you spend will surpass the rent.

2)You can find such agent to manage the property. But I don't think there will do repair for you.

3)The home insurance not cover the repair, or I should say not recover the repair for the damage not cause by a accident. The most difficult thing is how to manage the repair.

4)Maybe the agent is right. If only 3-5W, the lender won't make money.but right now, maybe you can not even get a loan because you don't have green card.
